A plan, not just a listing: 778 S Cassingham Road in South Bexley

Once we've entered the back-to-school period and the market in Columbus starts to slow, you never know how a new listing is going to go over. While some listings are sitting on the market, I never just do what I call 'throwing the house on the market.' There's always a plan, and I strategize with my clients on how to introduce a home to the market the right way.

Sometimes that plan gets sidetracked and you need to adjust, like we did in this case — but in the end, all the work and planning comes together.

I first worked with Annie and Drew in 2017, helping them sell their Merion Village home and buy this home in South Bexley. Nine years later, they had outgrown it and found a new home in South Bexley that better fit their needs.

We brought in a professional stager, coordinated touch-up painting and cleaning, and built a strategic, phased marketing plan. The home was professionally staged and photographed, showcased with a 3D tour, and introduced through a Coming Soon campaign.

From the start, showings were scheduled a week out, we had a strong first day of showings and a packed open house, and offers started coming in the next day.

The result: multiple offers, a cash sale negotiated to $40,100 over list price, no repair requests, and a close in just 14 days.

SOLD FOR $580,000 : 778 S Cassingham Road in South Bexley

All thanks to the flexibility — and trust — of my clients, the painters, my stager, and the photographers who all helped make this listing a success.
