Hey there👋 — this summer, my wife Katie and I sold our personal home, and I want to tell you how it went.
In March of 2024, we bought a 1967 Cape Cod at 103 E Hocking Street in Canal Winchester for $292,500 and moved in. This July, we sold it for $360,000.
On paper it's small: 1,380 square feet, 3 bedrooms, 3 baths. In real life it lives at over 2,000 square feet — a finished basement with a wet bar and a full bath, a sunroom out back, an upstairs owner's suite with additional office space — walking distance to everything in Canal Winchester's historic district. Structurally sound, but cosmetically behind and lots of value-add opportunities.
Over our two years we upgraded it a piece at a time with various DIY projects like constructing a stone fire pit and installing LVP basement flooring. And for the final push to market in 2026, I used the same program I offer my seller clients: Market Ready Concierge, through Coldwell Banker and powered by Notable.

Because the county only counts 1,380 square feet, that price works out to $261 per square foot — a price-per-square-foot record for our neighborhood.
$67,500 more than we paid for it two years earlier.
