Ten Years Later: 3275 Colchester Road in Upper Arlington

I first helped Rachel buy 3275 Colchester Road in 2016. Ten years later, when she was being transferred for work, she asked me to come over and advise her on what they'd need to do to prepare to sell.

They'd already done many changes to the home. Some finishing work and an interior repaint still needed to be done. I scheduled a walkthrough with my stager, and she prepared a prep list and an estimate for staging. I also facilitated several contractors to walk through for estimates.

We were planning a few months out, but with Rachel's busy schedule, we needed flexibility on a list date — so there were several trips to the home to follow up on progress and plan accordingly.

We planned a phased entry on the market, with a week-long Coming Soon period and showings starting on a Thursday, with an open house that evening from 5–7pm. Showings were back to back, and it was one of the busiest open houses it has ever been my pleasure to host.

In the end, we had 6 offers and sold well over list price.

Sold for $71,217 over list price at $871,117. 3275 Colchester Road in Upper Arlington. Seller Representation.

"Bill was amazing. He has a great team and took us through the selling experience from A to Z and made it simple and painless. From advice about final projects to staging to photography to trash removal, last minute garden cleanup. Bill took us by the hand and led us through a very stressful process seamlessly. Thank you Bill and team ❤️" — Rachel
